Navigating New Construction: Common Mistakes Homebuyers Should Avoid

Embarking on the journey of purchasing a new home is an exciting adventure. When navigating new contruction, the inexperienced homebuyer may overlook some key details.

If you’re PCSing this spring or summer and are considering a new build, keep reading! We will explore some common mistakes that buyers often make and how you can steer clear of them to ensure a smooth and satisfying experience.

 

1. Builder’s Agent vs. Your Own Agent

 

Choosing to rely solely on the builder’s agent might seem like a cost-effective shortcut, but it’s similar to navigating a day in court without a lawyer. Your own real estate agent is your advocate, ensuring your interests are prioritized and that you’re not blindsided by hidden costs or contractual fine print. Don’t underestimate the value of having a subject matter expert in your corner.

Pro tip: Buyers agents are paid by the seller, and builders DO NOT cut you a deal if you forgo representation! Lesson of the day, hire your own agent!

 

2. Overlooking Additional Expenses

 

It’s fun looking at new carpets, picking cabinet selections, choosing flooring and just having everything be NEW!! We totally get that! BUT, amidst the excitement of selecting finishes for your home, it’s easy to overlook essential elements like appliances, blinds, or even a fence.

Buyers frequently miscalculate these extra expenses, leading to your neighbors having a clear view of you showering in the morning! Take the time to carefully review what is included in the base price and what you may need to budget for separately.

Your agent should be reminding you of the extras, and possibly negotiating for these things in the contract.

 

3. Skipping the Home Inspection

 

One of the gravest mistakes is opting out of a thorough home inspection. Some buyers assume that a brand-new home is flawless, but this is far from reality. An inspection can uncover issues that might not be immediately apparent, saving you from the headache of scheduling the builder for post-closure fixes.

Remember, it’s much easier to address concerns before you move in…for ALL parties.

 

4. The Flat Paint Predicament

 

Many buyers forget that builders use flat paint on walls. This is, of course, cost effective for the builder, but you may have trouble getting those fingerprints off the walls for a loooong time. Factor in the potential need to repaint with a more durable finish after moving in and plan accordingly.

We always recommend paint parties BEFORE household goods arrive. The best memories of moving into our new build homes was having a picnic dinner in the living room on a blanket followed by hours of painting our empty house as a family.

 

5. Landscaping Oversight

 

Amidst the excitement of your new home, the exterior can sometimes be an afterthought. Don’t like the boxwoods the builders threw in? Pinestraw not your thing? Don’t forget to consider landscaping costs. Whether it’s sod, trees, or a sprinkler system, factoring in these expenses ensures your curb appeal matches the beauty of your new, clean, and updated home.

 

6. Ignoring Warranty Information

 

New constructions typically come with warranties, and understanding the terms is crucial. Failing to review and comprehend the warranty details may leave you in a bind when unexpected issues arise. Familiarize yourself with the coverage to avoid any unpleasant surprises down the road.

PRO Tip: Many builders will do a 30 day and a 1 year walkthrough before the builder warranty ends. Make a running list of everything you want them to address and set a reminder NOW in your phone for 10 months from closing. When the reminder pops up on your phone, email the builder your list and ask for an appointment. If you don’t stay on top of them, you may be overlooked.

 

7. Not Researching the Builder

 

Buyers often fall into the trap of solely focusing on the home itself and neglecting to research the builder. Investigate the builder’s reputation, past projects, and customer reviews – not just on spouses pages. Talk with QUALIFIED sources such as other agents, home inspectors, and other contractors to get a feel for the builders reputation.

This due diligence can provide valuable insights into the quality of their work and help you make an informed decision. In case you’re wondering, this IS your responsibility!
